We make the effort to know well all properties under our management including the complexes themselves, committee members, owners and key stakeholders.

- Establish and operate a bank account in the name of the Owners Corporation
- Download and process bank statements for reconciliation daily
- Timely process all creditors’ accounts for payments
- Prepare and distribute contribution of levy notices (as set at Annual General Meeting) to all owners.
- Prepare Annual Statements of Income and Expenditure
- Prepare and present a comprehensive yearly Budget for owners approval
- Answer account queries (phone, email).
- Accurate preparation and lodgement of BAS and year tax returns on behalf of the owners corporation
- All invoices to the value of $2,000 and above will be given to the Committee for authorization before payment to ensure control of all expenditure
- Independent firm of accountant appointed yearly to act as auditor for the Owners Corporation and report directly to the owners.
- All owners have access to their specific lots financial details (via phone or email) including all charges raised and monies paid. Committee members will have access to all financial reports.
- Keeping of financial records that cover all income, expenditure, assets and liabilities of the Owners Corporation.
- Provide for the making of true and fair reports of the financial situation of the Owners Corporation.
- Recording and keeping of minutes of meetings, copies of resolutions, results of ballots, proxies, voting papers, a consolidated copy of the rules, insurance policies, notices, contracts etc.
- Establishing and keeping of Owners Corporation Register and Certificate.
- Establish, negotiate and implement contracts. This include accurately determine and comply with contract specifications and guidelines, and prepare and finalise contract documentations.
- A unique username and password is created for each Owners Corporation under our management. With these, owners will have access to download past AGM and Committee Meeting Minutes as well as the Special Rules, and other important notices and forms via our Member Portal.

Our team at Balmoral Building OCM always ensure that we work closely with the Committee throughout the year to effectively and efficiently achieve all commitments made. We will convene and chair one Annual General Meeting per year and other general meetings as required. As part of the Annual General Meeting:
- Meeting Agenda and Notices will be sent to all owners 14 days prior to the meeting
- Owners will also be provided with a comprehensive Manager Report, outlining the Manager’s activities undertaken in the year
- Owners will also be provided with a comprehensive Committee Report, outlining the Committee’s activities and achievements in the year. We can also assist the Committee in compiling this report.
- Minutes of the meeting will be distributed to all owners within 14 days of the meeting being held.
- Closely monitor arrear levels using our fail proof recovery system developed from working closely with existing Committees
- Implement the ‘personal approach’, where owners in arrears are contacted directly as a courtesy reminder and in attempt to understand their financial difficulties (if any) to then reach a possible payment agreement/plan. Payment plans are treated on a case to case principle and the basis as to what can constitute a payment plan will be determined and instructed by the Committee.
- Obtain competitive insurance quotes.
- Arrange insurance on the behalf of the Owners Corporation as required under statue and as instructed by members.
- Assist in the process of insurance claims. Arrange for property valuations.
