Having a contract already in place, Balmoral can direct residents who need general advice, whether that be for issues of warranty, liability or entitlement.

This will save you valuable time over the course of construction and subsequent warranty period.

Balmoral is committed to providing the best possible service and does not invoice developers for work provided while establishing the Owner’s Corporation.

  • We will meet with you to gain an understanding of the complex
  • Establishing what an Owners Corporation is and how Balmoral can be of service
  • Discussing your expectations
  • Assess specific needs
  • Common area and services such as elevators and electricity
  • Identifying the structure of the Owners Corporation (whether it would be best practice to use multiple Owners Corporations)
  • Balmoral will provide a Management Proposal
  • Produce a plan indicating how Balmoral will work with you through the construction and warranty period
  • Plan of subdivision
  • Provide support to developers (including sales and marketing teams) and prospective purchasers/residents who need general advice for issues of warranty, liability and entitlement
  • Prepare a budget forecast based on information from the initial meeting
  • Developers can quote the indicative fees to prospective buyers
  • Signing of Contract
  • Balmoral and the developer will sign a contract authorizing Balmoral to act on the developer’s behalf in relation to the Owners Corporation
  • Balmoral will meet with your sales and marketing representatives to organise how we can best be of assistance, for example providing a presentation to prospective purchasers.
  • Organise the Section 32 for each lot
  • Balmoral is one of the only Management companies who will prepare and get approval for the Section 32s of each lot to prepare them for sale
  • Certificate of Occupancy is included within the Section 32
  • Establishing the Owners Corporation
  • Registering the Plan of Subdivision
  • Hold the Initial Annual General Meeting
  • Provide Payment of Owners Corporation Strata Insurance following the issue of Certificate of Occupancy
  • Invoice Owners Corporation fees
  • For every Owners Corporation involved:
    • Register the Owners Corporation
    • Set up the Owners Corporation bank account
    • Register the Common Seal
    • Providing Owners Corporation Certificates
    • Model rules & etiquette of the complex provided to owners upon handover
  • Balmoral and developers will complete a final inspection of the property
  • Location of isolation valves, electrical cupboard and MDF
  • Inspection of all essential services
